Booking & Cancellation Policy

Livensa Living Student Residence

Booking Policy

The Booking Policy herein shall apply where relevant, to those Agreements where such payments concepts apply.

To book a room or bed at a Livensa Living (“Livensa”) Student Residence, you must pay a Booking Fee, as well as the Housing Fee and the Deposit defined by your Agreement through our on-line booking system.

The Booking Fee is due on the moment you book your room or bed online and sign your agreement. 

The Housing Fee and Deposit are due (latest) 30 days prior to your contract start date. 

Depending on the length of your stay, or in case your agreement starts in less than 30 days from your booking date, you may be requested to also pay all or part of the Housing Fee and Deposit on reservation. 

Cancellation policy

1. Before your contract start date 

You will be entitled to cancel your contract if: 

(i) Your cancellation request is communicated to us within 14 days from the date you make your booking on-line (“the 14-day Cooling Off Period”), or until the start date of your contract if lower. 

In order to exercise the right of withdrawal, the Resident may fill in the Annex II of the Agreement, or any other application form, as an unequivocal declaration expressing his / her wish to withdraw from the Agreement, accompanied by a copy of the ID Card or Passport and send it by email at cancel@livensaliving.com.

(ii) you are unsuccessful in securing a place at a University/College in the city in which you have booked your bed / room. A registration in a different city will be requested as proof. 

(iii) your Visa application has been rejected by the Spanish / Portuguese authorities for the period corresponding to your booking. The visa rejection will be requested as proof. 

In all cases mentioned above, we will refund in full all amounts already paid. 

2. After your contract start date

You will be entitled to cancel your contract if you find a replacement to take over your tenancy at least until your contract end date. 

The person who takes over your tenancy must comply with the same requirement as you: to be a full-time student during their stay (applicable in some Livensa properties), to have the same gender as you in case of a bed in a shared room.

To cancel your contract, you must tell us in writing by sending an email to your residence at the email address specified in your contract. 

It is important that you understand that when you book     your accommodation, you are entering into a legal agreement with the Holder and are liable for all fees due for the contract period.

Cancellation of your Booking by Livensa 

Our terms and conditions reflect that you are required to sign your Agreement by way of an on-line electronic signature and to complete your on-line booking by paying the Booking Fee within 48 hours from contract signature.        

If you have failed to pay your Booking Fee within the above period, Livensa may automatically cancel your booking without giving you further notice. 

Extraordinary measures regarding COVID-19

Due to the extraordinary circumstances related to COVID-19, Livensa is extending its cancellation policy under the conditions below, or allowing an amendment of the initially agreed conditions during the reservation process:

1. When travelling from your home country to a Livensa residence is prohibited by the competent authorities at the time your contract is due to start, you will be entitled to cancel your booking and the amounts paid shall be refunded. 

You will need to tell us in writing by sending an email to your residence at the email address specified in your contract before the start date of your agreement, in order to request the cancelation under this condition. 

A proof of travel restriction regulation will be requested. A positive PCR test or possible quarantine requirement at the time of arrival would not qualify as a travel restriction in this sense.

2. Full cancellation of face-to-face classes for Academic Year 2021|22 by 31 July 2021.

You will need to tell us in writing    by sending an email to your residence at the email address specified in your contract by 31 July 2021, in order to request the cancelation under this condition.

A proof of the cancellation of the face-to-face classes by your educational establishment for your specific course will be requested.

Booking Policy

To book a room at a Livensa Living (“Livensa”) Accommodation, you must pay a Booking Fee, as well as the Accommodation Fee and Deposit defined by your Agreement through our on-line booking system. 

The Booking Fee is due on the moment you book your room and sign your accommodation agreement. 

The Accommodation Fee and Deposit are due (latest) 30 days prior the Start Date.

Depending on the length of your stay, or in case your agreement starts in less than 30 days from your booking date, you may be requested to also pay all or part of the Accommodation Fee and Deposit on reservation.
